Have had several owners ask for it over the years.

I have flipped houses strictly as the investor.

So, there is a premium demanded by the property owner to lease his property short term rather than long term.

Other than that, I have done a separate "tired landlord" campaign targeting small multifamily properties that have been under the same owner for 10+ years.

They then sold the houses individually often owner financing and selling the notes to me at a discount.  

And the other advantage is that you're able to use a 15 or even a 10 year depreciation schedule vs. the conventional 30 year which is also a huge benefit to owners.

For these owners, the future of office space looks so grim that the best option is to simply give up. 

I want to be sure I will get full clear title (ownership) of the house and not get burned by an outstanding lien or something.
