What are some addendums that my fellow landlords feel are vital to a lease?

After you're done, you'll just need to refinance into long-term 30 yr debt.This entire thread is a gold mine for a new investor. 

The area very close to the Garfield Park Conservatory is a gold mine, but I would definitely not lump it in with some of the blocks between Homan and Kedzie, from Lake Street down to the expressway.If you get familiar with the Chicago Boulevard System, you'll know that there are stately homes along them... and that immediate areas near Douglas Park, Marshall Square, Columbus Park, and a few others are not the same as the neighborhoods that surround them. 

You want to hold commodities (houses, gold, silver, land, wheat, canned spam, etc) when inflation is rampant.

You want to learn and connect and build relationships in the beginning and not rush to get the gold because you will usually end up with coal from running too fast.

We build a business environment with vitality through enjoyable business processes that we define, refine and then scale.

Doesn't matter if it is RE, Bonds, Equities, Gold, Art, Coins...Some only let us realize the profit when sold, others give us incremental cash flows, others help us at tax time, some do combinations.

We've all heard good handy man or general contractor is worth their weight in gold.
