Necessary Addendums for lease

Hello All, I'll be closing in the next couple of weeks and will be creating a new MTM lease for my two inherited tenants. What are some addendums that my fellow landlords feel are vital to a lease? One of the tenants has pets.

I'm doing a bunch now on mine. You know how they say the reason why the lease says no BBQing in the house is because someone DID that?? Ya.
1-All 6 of your extra fridges need to stay in the garage, NOT on the new laminate!
2-You turn the pool equipment off and the water needs replacing because the filter didn't go on for so long it all went green, you pay.
3-That grease and sludge all over the brand new cabinets and glass that you STILL haven't removed after numerous requests...that ain't regular wear and tear.... you WILL be paying for the repairs. 
4-No more cigarette butts or dog poop on the front lawn, egress, driveway, etc.
5-Keep the intake grates on the A/C clean. The 1 1/2 foot of dust on it down the hall that I keep seeing isn't acceptable maintenance practice.

Of course, my place is a sober living run by a close friend, so... But still, no bueno.
