This is the beauty of real estate investing is problem solving.

I try to do the final inspection 2-3 days after move-out because it gives the cleaning supplies time to clear out so the true odors present come back.

This is especially true in LA because of rent control, and works better in hot markets. 

We even help by taking the few that are trying, and do take care of the house, and we owner finance them so they become the true owner on the home with our assistance.
