Best is to start with a performing note to get your feet wet, then try a NPL, though be prepared to spend $4-10k  to get it paying or foreclose.

Obviously if the subject property is on the water you want to use as many comps as possible that are also on the water, this isn't always possible because there aren't always a ton of waterfront homes that have sold in many markets so you may have to use both, but it is a lot easier to adjust for square footage or bedrooms than it is for a waterfront property.
