Investment Info:

Single-family residence buy & hold investment in Carlisle.

Purchase price: $129,995
Cash invested: $30,000

Row home that was purchased as a Turn Key Investment. It was a hands off deal and all that was needed was the capital.

What made you interested in investing in this type of deal?

First property and wanted to get my feet wet. Did not know too much so went with a turn key property. After going through many properties that were sent to me, this one gave me the best bang for my buck.

How did you find this deal and how did you negotiate it?

I used a company called Norada and my "dealer", Oliver Fu, was the one who found this awesome property.

How did you finance this deal?

Paid 20% my own cash and had the bank take the rest.

How did you add value to the deal?

I did not have to because it was a turn key property.

What was the outcome?

Have a positive cashflow, more then I projected, and only have good things coming from it so far.

Lessons learned? Challenges?

I want to find my next deal on my own maybe spend less money or spend my own money, only to get it back again.. BRRRR...

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Liz Hamberger was awesome and nothing short of amazing.
