Always do the math analysis and try to look at your prospective properties before you make an offer or at least have a clause in the sales contract that allows you the time (10 to 15 days) to make a entailed inspection of the subject property and possibly back out of the deal without a penalty that hurts you too much.Do not cut any corners on your evaluations to make them look better on paper but not in reality.

I agree with Account Closed, if you're looking for advice, guidance, etc but if you need  an attorney for legal counsel or to close a deal or something specific try the "marketplace" section instead...!

I also have a section in my lease where if you have a pet, you agree to pay to deflea the house upon exit and that is will come from your deposit.

I've also noticed that in several of these examples, there seems to be water damage in the basement from leaky walls - lower sections of drywall are removed, puddles, moldy insulation, etc...
