Newbie Just getting my feet wet

Hello All

I'm a new member to the group and looking to invest in the Baltimore market( I also like Chicago). I'm currently a license home improvement contractor in Maryland. I would love some insight on locating a good market before its over priced or if there's any investor that are holding good properties about 20-25k that their looking to get rid of. I would love to took a look at. 

I would like to become a cash investor, just looking for the right direction and opportunity. I'm also looking to build a solid team of like minding individuals. Real Estate agents I'm your go to guy and punch list specialist in the Maryland area (Dc, Virginia as well).

Nice to meet you.

Me and my partner have a contracting business that also does gut rehabs in the city. We are interested in learning different successful real estate investing practices in Baltimore. We are very familiar with our zip code - 21202 area - but would love to learn about other neighborhoods in Baltimore city and about rental strategies around town.
