It's ripping off the proverbial band-aid, but it's almost guaranteed the inherited tenants will not be willing to pay what the rest of the world would for those units.

I have an interest in the following markets for SFR and potentially small MFR: Birmingham/Montgomery (AL), Memphis/Chattanooga (TN), Detroit (MI), Cleveland (OH), and Little Rock (AR)Ultimate goal is to be a BRRRR investor but with my extremely limited time (W2 job as a Financial Crimes Technology Consultant), I would like to get my feet wet with a couple turnkeys to get started.

For the fully vacant units we have I have them listed for a group or family that would like 4 b 4 b and they haven't moved. 

If you are not and there is nothing wrong with that you will be draw to something else maybe it’s construction work at 50-100 dollars an hour because you are a rock star at that.

Black mold was found behind the sheet rock and into the vapor barrier.  

@Qina Cai as many have said, make sure the tenants are rock solid.

Our first duplex was a 90% rehab (only the sheet rock and drainage/sewer pipes weren't replaced). 

The following weekend, we see a giant rock you could sit on, approximately 2 ft from our duplex, with about 8-10 broken beer bottles next to it and a sign taped to the brand new siding "This is the anger rock, slumlord caused flood waters  and my car is destroyed. 

Houston didn't pick up until late but did join the band wagon of bidding wars and high asking prices.
