ADU to Turnkey to BRRRR

Hello everyone! I'm grateful to be part of this group!

I'm a SoCal based investor, currently building an ADU to rent out next to my primary residence. In parallel, I am hoping to purchase a couple turnkey rental properties over the next 12 months with a focus on cash flowing opportunities and appreciation being secondary. I have an interest in the following markets for SFR and potentially small MFR:

Birmingham/Montgomery (AL), Memphis/Chattanooga (TN), Detroit (MI), Cleveland (OH), and Little Rock (AR)

Ultimate goal is to be a BRRRR investor but with my extremely limited time (W2 job as a Financial Crimes Technology Consultant), I would like to get my feet wet with a couple turnkeys to get started.

I am excited to learn from everyone here about potential turnkey providers I could work with, alternate rental markets I should focus on, and everything else that comes up. Thank you!
