In terms of condition of units, damage, etc, you still get access to ALL units during Due diligence, and of course beyond the units, look at copies of leases, rent rolls, late payment history, you can even ask for copies of applications and background checks performed by seller.

In a wholesale purchase agreement, I have two important clauses, "Assignability" and "Specific Performance" so no need for me to upload full contract, just keep those two terms in mind.

I also perform virtual tours via Facebook messenger, its a good way to do live video tour and have questions answered on the spot for perspective tenants without having to have their contact info, not to mention doing a bit of peeing as to how they live on their FB feed.

The nice thing about using the loggers, you have a nice graph that will show exactly what happens over time so you can accurately assess the performance, proving to the tenant that you are (hopefully) meeting the minimum temperature requirements for housing in your locale.
