Starting out in Multi family housing

Howdy y'all, 

I am currently looking for a duplex- quadplex to buy north of Dallas,Texas. I am about to get married and the plan is my fiancé and I  will live in one unit and rent out the other units. This will be our first time ever buying real estate. 

Question 1. Should I buy the The Multifamily Millionaire, Volume 1 or should I buy "Real Estate by the numbers" to educate myself. 

Question 2.  Do y'all have any advice or think I should do something different.
