IMO, yes, initially when you gather contracts and documents you should have them reviewed as to "form and content" so that they will be applicable in the area you operate in.Getting documents off the internet as investors do, they just can't address local custom, that could boil down to a local judge's opinion on topics, so yes, before you start have your contracts blessed with legal water!

Admittedly many need some rehab but I find if they are livable the 'client' will do a lot of the work themselves or pay to have it done.Those that do it themselves are people I know can complete the work.I prefer duplexes & concentrate on lower income 'clients' doing LTO's.
