Since then we have spent our time educating ourselves, working with mentors, raising capital, investing and managing a variety of assets.  

The bottom line is that there are enough free sources that you can get the information you are seeking on any topic.I love BP, but I also find it best to get information from a variety of sources and formulate my own plan of attack. 

We do this for a variety of reasons, one of which is the understanding that cash flow will be very limited for a couple of years.The other caveat is that you really can only do extreme value-add deals, whereby even if you are wrong by a lot you still win.

You can keep them on your side in a variety of was; use them as a buyers agent, list your rehabs with them, refer sellers to them that want more than you would pay etc.
