I would love to chat more about your situation because there are a lot of factors that would be impossible to consider here such as importance of cash flow vs appreciation, how your income situation looks (tax benefits can play a major role in investing decision making) and so on. 

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

The property illicit great numbers (ROI, cash flow, sale price, etc.)

You will find far better cash flow opportunities in Memphis with the low prices, but the area experiences very little appreciation.
