Admittedly, it takes the Rosetta Stone to unlock it's marvels but here is a Profitability Spreadsheet in it's not yet finished form. The idea is that if you buy a property as I do, "off market" taking over the seller's loan, as Subject To - you take over a lower interest rate, you have instant equity, you don't have to use a bank or credit to qualify, and you don't pay lender origination fees. (Subject To) (Technique Old as the hills) To lower confusion, I omitted the "inputs" section.
