And I don't agree with his BRRR for investors trying to do that remotely as his book outlines I believe the risks far outweigh  the outcomes.

An experienced investor or vacation rental real estate professional familiar with local application processes and 'loop holes' can simplify the geographical areas of priority.

So far February (barely) and March were down but every other month has been up YoY.

The fires were quite far away, some in BC and others much farther south of us.I didn't refund them at all either.

If you do it right, it’s statistically the best market in the country for cash flow.I cash flow $100k a year off 23 doors and have built a ton of equity in a short amount of time.

Little did I know how far the industry would be willing to discount and devalue its services over the next 10-15 years in pursuit of more management contracts and more doors under management.

I will likely also self-manage as I have a solid team in place in this local town.   60k could come in a bit low for reno depending on how far we take it but I have a very efficient team in place. 

And even though I know many people that have done dozens and dozens of deals over 15+ years, and never had a title issue, to me it is worth far more than it costs.

That's likely why you're seeing things get bid up.If you can, go off-market.
