These days insurance companies have the right to inspect back, front and notice household storage excess extended to the side and front refusing to approve renewal.PS: In Northern CA I am unaware of any R2s that have a housing variance.

As the owner, all the equity is yours, but you'd absolutely need to offer terms (interest rate, duration, etc.) that are sufficiently appealing to make your money partner want to do the deal with you rather than someone else.Two big advantages of private lender financing are speed and negotiable finance terms.

@Lindsey R.I'm not so sure how common that is re: no showings until accepted offer.I for one would never think of buying something (ie: extending offer even) without seeing a place.

most contracts have mandatory non binding mediation clauses for EM disputes.. you need to back out during your due diligence period or extend it if your not getting the info you need to make a decision.if you waived your due diligence then you can bring these things. up.Keep in mind your EM is at the lawyer if your east coast or title and escrow in those states and cannot be release without both parties signing. so just dont sign the release and go to non binding mediation.. usually at that point you split the baby down the middle is my experience.. if you dont settle there then its cost more money to litigate further.. but you dont need to just roll over.
