We really enjoy the buy and hold business.

If not, maybe it is time to reset your goal and revisit your reasons for trying to make money.There are so many interesting and enjoyable things to do in the world.

(Of course I recommend you buy the ugliest house on the best block possible there, then fix it up and enjoy the appreciated)

A VERY unpopular opinion I enjoyed is this: Much of Portland should be down-zoned.

Cash is king in these situations,go with that.No bank is gonna give money in an unknown situation so if you don't have access to the inside of the property for appraisal and approval,you won't get a penny of financing unless you convince hard money lenders to take the gamble with you.You might want to line up some cash investment partners to help with the gap funding if you can't get your $34,000 less offer accepted.Good luck in your endeavor.

Hi everyone,I am a senior in university and my final semester requires us to write a thesis type paper (research paper with "significant original contribution" to the topic) and so I was hoping to spend this time researching and building on a topic that we all enjoy, real estate development/transformation.The requirements are really open-ended so I was wondering if anyone here might have some interesting ideas/prompts/questions to write about in the subject of real estate development/transformation.

I enjoy football, basketball, MMA, Boxing and Jiu Jitsu.  

I've really grown to enjoy the Bigger Pockets Podcast and am just shocked at how many opportunities there are and in how many different directions you can go with real estate investing!
