What I've read about single family homes is that 1) Renters tend to take better care of the property since it feels like their personal home and 2) Due to the emotional aspect attached to buying a single property (which is typically a primary residence) the price tends to be driven up when it comes time to sell.

Ultimately I went as far as I could using free tools and then decided to Hire a mentor because I was feeling emotionally connected to deals and my thought was the mentor would help me stay objective when analyzing, negotiating etc...my mentor has helped me be more detailed with renovation estimates, business planning, book keeping, goal setting etc...FYI, we met on a Bp virtual meet up so I would encourage you to attend a local meetup in person or virtual if you can.

I've dealt with quite a few owners who rented to friends (outside of house hacking) and were taken advantage of (lower rent, late payments, relying on emotions) and once you start, it is hard to stop.Also, just because someone knows them, doesn't mean they'll be a good tenant.

Best case scenario, you have someone homeless or dry docking your parking lot who realizes they got caught and will roll on, worst case, you have someone with a mental/emotional attachment to your parking lot and building, that if not handled properly could intensify that in the future.
