Thoughts on expensive mentorship/coaching programs?
Hello everyone, I’m a beginner in the space whose been trying to self teach myself how to get into real estate investing. I’ve read books and have watched plenty of helpful YouTube videos, and am at the point where I’m pretty hungry to start. I’d like to know what your opinions were about attending seminars, paying for expensive mentorships, or coaching programs. Personally, I feel like I could benefit from some seminars, but really wanted some other opinions on how necessary or helpful a coaching or mentorship program could be, especially considering how pricey they can be. To be clear, I am willing to to spend money for my education, just wanted some other opinions. Thank you.

Read all the horror stories here on BP about mentorship/coaching programs. The majority never produce anywhere near the value they promote, and there's a reason. They're selling hope and courses, not education. Instead of paying tens of thousands of dollars for a coach, learn the basic investing strategies that can be found online. The start building relationships with active investors in your area. When I say active, I mean investors who are putting deals together, buying properties, understand property values, negotiation strategies, rehab costs, contracts, etc...not those who get property under contract and try to flip a contract. Wanting to get into investing will take a huge commitment. You'll have to forego other things so you have marketing money. You'll have to spend a lot of your time online researching, making notes, and attending local REI MeetUps to meet people. Finally, when it comes to anything in life, believe none of what you hear and only half of what you see. There are more actors in the REI space than in Hollywood. If you're gullible, you'll lose a ton of money. Trust must be earned and it can only be earned by doing lots of due diligence on anyone you may choose to have help you along your path of education.
