What you said about VA tenant law is true...most is written/designed to protect the tenant, but it's ALSO written to protect the landlord.

There is a whole lot to the process.You need a civil engineer to do site plan, stormwater design etc, architect to design and Gas to bid on final plans and specs.

You should have a clause in your lease that says tenant payment, no matter how they designate it, will first go to pay for late fees, fines, court costs, unpaid utilities, unpaid repairs, unpaid damages that they are responsible for, prior months' rent blah blah blah, then the balance goes to rent.

@Todd Powell Hi Todd, there are definitely a lot of helpful tools out there; ***a lot of people use Zelle or Venmo, but they’re not designed specifically for rent collection.

Again, you may run into transfer limits with some of those other apps which aren't necessarily designed for the purpose of rent collection but the right landlord software can make this seamless for you.
