Taking action is the most important step in this whole process.

Denver also presents other unique challenges to investors due to population, business, and construction factors.

The challenge here is you need to get original signatures from your real estate agent, your real estate agent's broker, and your title company representative within that time...and then still allow yourself time to mail/drop off the contract.  

We hear some of the broad strokes of the steps taken to get to a particular point.  

NYC is tough but so are we, so I'm sure we can find deals...I have a few cash buyers but at the end of the day, finding the property is the hardest step...good luck guys!

When I interact with a home seller I always let them know that I'm an agent and take several steps further than that.

And if you're open to a word of advice to be afraid to take that first step!

Although there are still challenges (as with most older towns) things have been steadily improving for many years now - most residents love the place and are excited about the many amenities & general direction of the area.I would love to find a local wholesaler or other sources of good deals - any suggestions on where to look?
