Property is versatile posied pretty well for STR’s and long term hold I feel given the location.The investor group seems to be streamlining into new construction and flipping / selling from what I gather (lots of properties on market now and new construction projects in development, I think the selling agent mentioned they had 400+ SFH in portfolio currently they are trying to sell off and transition more so into new construction and large scale apartment complexes) and have own separate businesses in the HVAC / Roofing / flooring world etc.I think my take away here is that I need to get my hands on the previous inspection to see what came up and check it off.

Would a paid roof inspection be more credible than a "free estimate" from roofing companies?   

Ryan,I have talked to a few HMLs and understand it more now.

Buying 2 investment properties would likely bring in more revenue and equity than renovating an ADU. 

Key lessons learned: use a cost-per-square-foot estimate from previous projects rather than relying solely on GC quotes, as they often underbid but end up costing more in the long run.The property is under a 2-year lease at $1,750/month.

Durable goods like fridges, cars, and houses give us more control over our time and resources.

If you haven't already read it, I'd recommend you pick up the book 30 Day Stay by Zeona McIntyre and Sarah D.

Do more research on the commute time to DC and I95 high traffic sections.

That’s when you can get a lot of bang for your buck on the ARV side. 

The right area will yield great results, even better if you can get more days.
