Buying in those areas makes more sense for STRs as the municipalities rely on the revenue.Less chance of a lot of regulation.

I have 2 properties now one I live in but Short Term Rent it when not home which is a lot.

I hear a lot of landlords tout tenancy at will (m2m) because they think it will be easier to evict a tenant if things go south.  

The more rentals you have the more risk there is to having a bad situation crop up.
