Hire a high school kid to bag up your trash.

Just an FYI, the property is in a new development community with great (new) schools surrounding...there is already $96000 in equity in the property. 

The goal is to find and purchase a property near the school that he can live in while going there and also house hack. 

It's in a very good school district. 

The same is true for lawyers, some kid out of law school doesn't command the same fee structure of a lawyer with 25 years of experience and a track record of hundreds of cases won in technical aspects of law. 

I have seen housing prices skyrocket during my time in middle/high school and then the housing bubble burst, so I guess I'm getting into investing at a more "stable" time.I have been looking around the forums for a little bit and it's pretty evident that there are a LOT of smart people here.

I have spent a great deal of time in Florida, including my high school years and some college, and always love to go back.  

You want to make sure the taxes are not absurd - I've had a similar deal like yours and didn't do enough diligence on the school taxes!
