Trouble with Short Sale

Hello All, I'm new to real estate investing, but I came across a phenomenal short sale property that I would like to live within. I came up with a lease option strategy and wanted to present the opportunity to the seller/lien holder, but the listing agent is blocking the process. 

Is a lease option the best way to proceed, or is there another way to move forward? 

Just an FYI, the property is in a new development community with great (new) schools surrounding...there is already $96000 in equity in the property.
