My first Rental Property Deal, love to get folks feedback

I live in Austin, however am looking at props in Texarkana, my hometown.  There is an investor there that is looking to cash our of 2 of his properties.  Both are fully rented.  The duplex cash flows really well.  $1200 in rent and the property would cost $70k.  About $500/mo cash flow.

double check property tax's are not on any kind of homestead or assessed value is super low.

many get goofed up in Texas when their tax's double the year after they buy them
