@Jacqueline Lee I'll 1 up what @Evan Polaski mentioned....Each jurisdiction and city is going to be slightly different, but at the surface there is generally slightly more paperwork to get your property approved and into the system, but once you get it up and running and the first tenant in there, its generally straight forward to get the rent increases etc.A good place to start would be your local housing authority, they may even offer "Landlord" classes to understand the system more.

If you have zero retirement funds please work on this as well.We could all understand if you said you needed $50k for 60 days.

If the plan is to grow, make sure you have a solid foundation when it comes to asset protection. 

I understand that many others have a salary and can't necessarily work harder at their job to get a +$10-50k month.

The metro Atlanta area offers a diverse range of opportunities, and your focus on buy and hold or fix & flip deals in the single-family home market up to $250K all in sounds like a solid strategy.

I understand that VA loans are assumable, but I'm unsure how this affects the original borrower's ability to use their VA loan benefits in the future.
