New Investor in Atlanta

Hi everyone,

After a year of following and watching Bigger Pockets, I've decided to take the next step and join the forums. I'm an investor and cash buyer based in the metro Atlanta area, currently managing one rental property and actively seeking new investment opportunities. I'm eager to connect with like-minded individuals and continue learning and growing in the real estate market.

I am interested in buy and hold or fix & flip deals of SFH up to $250K all in.

@Sarita Mejia, welcome to BiggerPockets! If you're interested in fix & flips and haven't already, read "The Book on Estimating Rehab Costs" by J Scott to have some framework when walking properties. Your budget and criteria are essentially the same as most other local flippers. This means competition is highly aggressive here in metro Atlanta. Not to steer you in the wrong direction, but the successful flippers I come across do it full-time. This isn't to say you can't implement your flipping business part-time; however, it'll not be easy. Acquiring traditional buy-and-hold rentals is still competitive but not as much as flipping from what I'm seeing. I'm happy to connect and chat if you're interested.
