Benjamin Back,Thank you for taking the time to look at this deal for us...I did forget to add in the mowing and snow removal which would eat up approximately $65 a month from the net profits.  

On the other hand I would be foolish to only buy my food at a gas station as the only method.

In addition, depending on the part of the country in which the property is located, you may need to pay for landscaping, snow removal, etc.Lastly, another reason why knowing the location is important, is that it might open up alternative income strategies which could turn a negative cash flow deal into a positive one. 

Any lawmaker that thinks forcing landlords to accept this sort of thing is good policy for society needs to be removed and replaced with a sane adult.
