I can't speak on behalf of Detroit, but in Atlanta, the flipping business is highly competitive.

I have been in Business for 2 years and I am doing wholesaling 1 deal a month consistently I have an American Cold caller who calls 20 hours a week for me and I call myself for about 10-15 hours a week.

In that case, it may make more sense to convert existing components of a home (attached/detached garage) into additional rentable space rather than building an additional structure.

I am very disappointed by this, but I guess Intuit no longer wanted my business!

Think about using your VA Loan to house hack when it makes sense, offering extra perks like lower living costs and the chance for the house’s value to go up.

Does anyone have any advice or references to setup the structure of the business so that we are compliant and that I can qualify for conventional financing while he puts up the equity.

Cold calling potential sellers needs to be quick and get straight to the point: your a local small business and you're looking to make an offer on the property, are they interested?
