Foreign Investment Partner Advice

I have an extended family connection who wants to partner up with me to buy real estate in the states as a limited partner (capital provider). He has strong liquidity and I'm licensed for sales brokerage and I work full time in the Capital Markets space of CRE. Does anyone have any advice or references to setup the structure of the business so that we are compliant and that I can qualify for conventional financing while he puts up the equity. Also I'd appreciate any insight on building a team as well. Thanks!
