It's a big deal to buy your first property out of state - why isn't it worth a trip out there? 

As a landlord agent, I've had to move to other states to get my investors what they want, and have been forced out of 4 of them already by rising prices and the few I am left in, are slowly burning out.

Looking for clarification regarding the change to the Florida State law moving through the legislature preempting STR regulation from city and county governments.

I came across this article and it seems like there is a push for this and to make basement/cellar apartments legal but still hasn't happened.

If I remember correctly, they require the property manager to live within either 30 miles or 30 minutes of the property (I think) therefore if your out of state they will require a local person. 

I am hoping that the community can point me in the direction of articles, books, videos, etc. to look into.

Few years ago it was a multi-state portfolio spread across 5 states. last year it was  500+ units in Texas and 400+ units in Florida.

She came back, with her broker on the phone, stating I was being discriminatory, which I wasn't. 

$4800 will get you licensed in your state, pay for CRE tuition and a real solid RE education. 

Tenants laws are different in each State.
