I in return would have to cold call and find him listings for homes for hours on end while I gained nothing of it and was not applying my knowledge unto the field.

And it doesn't even get anywhere near as cold as the Northeast.

I think that cold calling, expired listings and FSBO's are all a waste of time for an agent.

@Tristan S.I have recently heard some great feedback from several investors experimenting with emailing and cold calling.Both have their limitations but are substantially cheaper and generally more flexible.I think marketing is all about trial and error, so I'll always try anything once.Good luck with your campaign! 

You will feel a little anxiety once you get it under contract, but that's natural, because you are the person in charge of the transaction from contract to close.
