The reason this rule exists is because without it, people would create fake companies without any intent of actually running a business and they would expense everything through that business and reap that tax benefits.So now you actually have to be in business in order to receive business deductions.

(Watch out for fake Craigslist ads and don't price based on those!)  

what your describing is why those that are not experinced in a market need to hire a qualified agent to lead them  to the promised land and run them around mine fields. 

But the circumstances are not promising either way.  

Still need to do inspections and walk through but they look promising.

Unfortunately, those were just empty promises.

She promises more payment dates which also pass, but so far has always paid by mid-to-late month.  

The next step will of course to to find out the actual Market Value of the asset if my initial rudimentary analysis is promising and to dig into more valid information such as confirming estimated taxes, class of neighborhood (A,B,C,) and etc.

If I find a Dish on any of my roofs, I promise the repair costs are coming out of the security deposit.
