Today my agent informed me that I got my first two investment properties under contract. Still need to do inspections and walk through but they look promising. Hoping they will be cash flow machines for years to come.

#1: SFR 4 bed 1 bath with basement garage with renter in place paying $650 per month. Purchase price $22,000 all cash. Monthly expenses $230. Monthly cash flow $420.

#2: SFR 3 bed 1 bath with basement, central air with a long term tenant in place paying $600 per month. Purchase price $23,000 all cash. Monthly expenses $255. Monthly cash flow $345.
