We dropped off a letter the day we closed introducing ourselves and going over a few items, clarification on their rent, the utilities they cover, making sure we are included on their rent insurance as an interested party, as well as the items in the apartment they own.

It also does no harm in presenting failed offers or re-introducing yourself to owners that have said no before. if something happens, and they need to sell NOW, they will probably go to someone polite they remember.

That’s sort of the opposite of what you want on BRRR, though breaking down your rental by room may bump that number up but introduce more volatility.I think there are definitely close to 1% numbers in PG neighborhoods, though not the trendiest ones.Running some preliminary numbers, it looks like there are properties in Ann Arundel just south of Baltimore that would perform fairly well as rentals.
