SOS Potential Wholesale

Hi,
I am very new to the whole real estate investing scene, but I have bought a couple of courses and continuously listened to podcasts and modules about wholesaling the BRRR strategy, and flipping houses. Earlier this week I drove by a house that had two people moving stuff out of a house. They were the owners of the property and their tenant had just died in the property a week before and they had squatters living in it for a week. They seemed very distraught and I asked them whether they were looking to sell the property in the next six months. The woman responded to me with "I'd sell this house in 5 days if I could"
So I got her contact information, introduced myself as a real estate investor, even though I barely know anything about this game, and told her that if I couldn't find a reason to buy it myself I might have a couple of people who would be interested.
We have a phone call scheduled for later this week, so right now I am reaching out to anyone who might have any ideas on how to proceed. I really would like to talk to anyone experienced in contracting or wholesaling who could steer me in the right direction.

The advice you seek is absolutely here on BiggerPockets, but you'll need to address a few things first:

1. Where (city, state) is the property located?
2. Where (city, state) are you located?
3. What are your goals regarding real estate?
4. Who are you?

OK, those last three are all related.
