Purchased Duplex with existing tenant

Hi there!

My wife and I just bought a Duplex! We’re super excited!

One of the unit is vacant but the other unit has tenants with a month to month lease. They are currently being managed by a property management company, however, we plan on managing it ourself and not through a property management company for now.

Any ideas how we should handle this? We’d like to keep the tenants if possible but would also prefer to have a year lease.

What about the security deposit, how does that get transferred from parties?

What about leases? Any good resources out there for putting a lease together?

Any help would be appreciated!
