In the future I might like this to get something cheap with a cash offer and fix up as needed.Ideally I want to get equity as the person who finds the deal and puts it together, and in the interest of retaining a competitive advantage, perform improvements needed as a Cost-Plus arrangement where I can cover my Company's COGS and Overhead.

YES, there is a huge market for competitive leads, and YES, you could wholesale it on your own. 

I knew in advance that I was buying this with a problem tenant and I am getting a credit at closing (my location is still very competitive and it is the only way I could win the offer).  

I've noticed that the auctions have been fairly competitive the last few months.

(This is my market on offers, not a national or actual number)  The markets still competitive, just not insane.And we should start to see different markets experiencing different trends going forward which is normal.

As things get more competitive I expect It to increase but I’m curious if anyone has been able to keep it stable or even decrease it?

@Cory Lucas out of state because the market is not as competitive, next year I will in my city but for my first couple BRRRR I want to not “play” with so much money.
