How to wholesale if I'm not a wholesaler!?

We are buy and hold investors in Philly and own about 7 doors right now....we just added google PPC to our marketing and got a lead outside of our area in Delaware.  We do not have yet have any sort of inked deal with this person.  I am just trying to work my way through all scenarios.   The property is a tenanted investment property and they are motivated and want to get rid of it. My goal is to help this person even if I can't buy their house. I don't know the area well and I don't have any connections in that area but what are the options?    I am not a wholesaler....I feel like in an ideal world I would  wholesale this property.  Are there other options if you aren't wholesaler - have you been successful in listing properties on BP?  If you can't do something with the property, if you can't wholesale it personally, is there a market for leads?  thanks!
