My bank doesn't require me to wait so I can put a mortgage on for 80% appraised value right away (estimated $64k) which puts me in the house with between $10k - $15k in the bank and a good cashflow on the duplex (about 15% return after expenses).This is where it gets tricky...If I rehab this to top market I could probably sell it for $120k.

Long term I don't see it going more than 10 units, buts 10 condo units that cash flow and provide tax advantages is better in my mind, then waiting to buy a duplex ever 2-3 years (saving for down payments).

You need to make sure condo rules do not state only a certain percentage can rent out the units they own.You might want to wait for a property that has less (hair) on it as we say in the business for your first one.

I have one advice for you: if you have some capital to deploy in marketing activities to get leads and the patience to wait for over a year or even two to make money, then wholesale.
