You may find a commercial lender who doesn't care what the source is because technically the down payment is secured against the HELOC property, not the property you are buying.

The best part is when you have enough built up it's just as good as cash, except you aren't taxed on this cash because it's technically debt.

Technically Airbnb is not a lease it's a limited license on your property, and the income looks insane the way Airbnb schedules their pay out.This is part of the reason why I only do it for a portion of my properties.
