Most banks hire 3rd party asset management companies handle the sale, so if you call the bank they will just pass you off - that will be after being tossed around from department to department for two hours.

I recommend you learn how to find properties off-market and drum up your own deals so you aren't fighting for scraps.

For rates you can look at the off campus housing site for the university and get an idea.

So not to diminish the reading its always great, but if you can find an "apprentice" type work relationship with an experienced broker that can really catapult you off.  

They were only off by a massive 4% for 2022 and 4.5% in 2023.

Not to get off topic here but I find many members of the BP community spend more money and time creating complexed webs of entities than my former employer who owned over a billion dollars worth of real estate.
