Hi ,Can you please help me if it is good or bad to buy single family home with Private Well and Private Sewer as as Rental property,How much does it cost to Get Public Water/Sewer Connection done and installed in Levittown PA and how long it takes for the complete process start to finish.Also Any idea Cost for converting Window AC / Induction Heating system to a Central AC and Heating system (All the Ducting need to done ) .It is a 2500 SQFT Living area.

It is a single family REO with no power or running water, built in the early 1950’s.

She just replaced the air conditioner, and water heater and has done nice upgrades through the house-epoxy garage floor, granite countertops, crown molding.

Now these are cosmetic changes , if the complex needs roof replacement ( $ 30k )  and building needs paint ( $ 10k ) , asphalt is cracking ( $ 7k ) new hot water ( $ 5k ) , then that ROI % return will be shot .

I was recently fined summons that a 4 family unit that was built in 1952 with 2 electrical meters must have 5 meters for each floor including a landlord's meter, 2 additional boilers, 2 water heaters etc...The strange thing is the home has been in the same condition since it was built, no modifications and the utilities have been in our the landlord's name for over 10 years. 

HOA covers Water, Sewer, Cable, Trash, and Community area and Tenet Pays electricity. 

It is now towards the end of January and he’s only demolished the third floor bathroom, installed new water and drain lines, and put a sub floor down.

I would recommend including or adding water/sewer backup coverage.

I recently had an issue where the tenants had a leak and I had to turn off the water, luckily the unit 1 owner who has the water shutoff in his utility closet was home.
