Buying a friends house

My friend is selling her house. Listing is $245,000 but she’d be willing to direct sell to us for $225,000.

The rent o meter website says that it should rent for $1,300/month. 75th percentile is $1500/month. She just replaced the air conditioner, and water heater and has done nice upgrades through the house-epoxy garage floor, granite countertops, crown molding. So low maintenance I’d assume.

HOA is $20/month, taxes are $1,200/yr.

This would be our first rental, we live close by and just wanted to see if any other veterans out there would go for this deal? Or any other feedback. The market is such low inventory right now everything goes so fast here in Phoenix.
