I realize that NPN are hot, that's really because of the brokers pushing them, books, seminars and the guru stuff.

During this time I was looking to buy a forth property but didn't do the deal because I was pushing my debit ration beyond what I was comfortable with, but the bank wasn't telling me 'no' on lending me the money.

There is little doubt in my mind that sometime in the future they (Congress, not Obama, as he'll be out of office by then) will make a concentrated push to "get back" some (if not all) of all their "lost" tax revenue when they start wondering how to fill the massive holes in our budget, while looking at this big huge juicy pile of promised tax free money just sitting there.I hope I'm wrong, and you just hit a home-run with your apartment purchase!

Traction REIA holds a monthly meeting in Tysons/Falls Church, but they are more traditional in that they are usually pushing a product or a system. 

Most of time in small assoc the rules are not followed strictly so advice would be to get everyone to happily agree or push the rules.
