Due to this I plan on wholesaling any promising leads that I come across.In order to do so I need to find a standard contract that will allow me to do a double close. 

I have a couple in the works but I don't know how promising they are right now.

Respond to the notice you received with a letter saying that you inadvertently failed to file the extension, because this is the first year you are filing the return for your company, and promise to be compliant going forward. 

She claimed that there were $30,000 in back taxes that the bank promised they were going to pay after closing. 6 months after she bought the property she said that they dumped the taxes on her and she tried to fight it for 4 years to no avail (she said they had done this to 2 precious buyers.)

If not, and the only promise is future deals... if you find someone like that, Keep him... very few contractors will work for free for a future deal.

Be wary of broker or seller prospectuses that promise high cash flow, "turn-key" properties.

Doesn’t look promising based off Frank’s feedback, and you have yet to factor in Vacancy and Cap Ex.

I observe leasing agents providing false promises to land a deal.

They either want to sell you a guru program where they promise you can earn gazillions of dollars or they want you to do the grunt work of driving for dollars and cold calling and you'll get a commission on any deals the real estate investor buys.
