Ryan,I have clients in similar situations were the part of the property is in the flood zone that would normally require flood insurance (A or V zone) but the structure is outside of that zone. 

We just canceled a contract on a home built in 1910 for a plethora of issues including windows, roof, nesting animals in the attic, deck about to fall apart, Garage roof unable to inspect - looked terrible from outside, sagging gutters, not-obvious water intrusion, sagging ceilings, outdated electrical.Get a home inspection.

So we were going to add a sun room off the side of the house, problem was when I was in the basement measuring where to punch the mechanicals through we kept coming up 10' short of the outside foundation at ground level. 

I’m at a point in my investing that in order to hit the goals I have set for myself I need to start bringing in outside capital.

That way you lock up the contract with the ability to safely exit if the rehab is too far outside your parameters/budget. 

How do people estimate rehab costs when driving for dollars for off market properties when all you ever see is the outside?

Is it worth buying outside of where you live just to find it?

Covid is causing people to creep further outside of cities, but it wont trend like that forever. 

I can't decide if I want to look for outside money to bump up my down payment or just be patient and save for another 6 months or so to have more for a down payment. 

I like the idea that Kim brings up about doing destination Airbnb targeted at hunters if it would have others who frequent the area outside of hunting season.
