Ryan,I have clients in similar situations were the part of the property is in the flood zone that would normally require flood insurance (A or V zone) but the structure is outside of that zone.

We just canceled a contract on a home built in 1910 for a plethora of issues including windows, roof, nesting animals in the attic, deck about to fall apart, Garage roof unable to inspect - looked terrible from outside, sagging gutters, not-obvious water intrusion, sagging ceilings, outdated electrical.Get a home inspection.

So we were going to add a sun room off the side of the house, problem was when I was in the basement measuring where to punch the mechanicals through we kept coming up 10' short of the outside foundation at ground level.
